Facts to know about the KC Metro

Moving can be a stressful time. You likely have a lot of questions about the process, the costs, which city is the best fit for you, and which neighborhood to settle in. Here, we will try our best to answer some common questions we see from our customers regarding their home and business moves:

This will depend on your type of move, how far you’re going, and what services you need. The average cost of a basic local move in KC (comprising two moving professionals and a truck) will cost you between $90 and $120 per hour. For a three-bedroom home, this would be a bit under $1,000 altogether.

Here at Moving Proz, we charge by the amount of time your move takes, starting with an estimate based on the information you give us about your move. This estimate includes a minimum and an hourly rate per mover, but we will only bill you in 15-minute increments so you’re only paying for what you use.

We do not charge fuel or mileage surcharges, walking fees, stair fees, or any other hidden add-on fees. We do charge a fee for additional stops but only if you have not made us aware of this beforehand. We recommend advising us of any stops at the time of booking.

We take a 35% deposit when you book a local move, but long-distance moves require a 50% deposit over two installments. You will be responsible for any remaining balance at the end of your move, before the movers depart the premises.

You can also tip your movers for excellent service. A good rule of thumb is between $5 and $10/hr/mover.

This is a highly personalized decision that will depend on your lifestyle, salary, employment, status (single, small family, large family, couple, retirees, etc.), and much more.  There are many neighborhoods and areas you may consider living in, such as:

  • River Market: This sits just south of the Missouri River, a riverfront neighborhood home to the Midwest’s largest Farmer’s Market and exploding with young professionals who enjoy the fact that everything is within walking distance. If you are a couple in your late 20s and early 30s, this neighborhood is for you.
  • Westside: This neighborhood was named by Cottage Living magazine as one of the country’s top 10 neighborhoods. It’s a multiracial and multicultural area, meaning it’s incredibly diverse and popular with the late 20s and 30s set.
  • Country Club Plaza: This area is known for its beautiful architecture infused with Spanish influences, fountains, custom ironwork and hand-painted mosaic tiles. Most homes sit on the outskirts of the common shopping areas. You’ll find anything from condos to apartments to single-family homes here, beloved by highly educated people in their 30s comprising a mix of singles and couples who do not have children.
  • Overland Park: Family-friendly and safe, Overland Park has a ton of local amenities and activities for kids. Perfect for young families and couples who want to settle into a quiet suburban lifestyle, this area has lots of outdoor trails and parks as well as local restaurants.
  • North Kansas City: This small suburb features cute bungalows, cottages, and modern townhomes ideal for retirees. You can have a picnic and take a stroll at the 60-acre Macken Park, attend an event at the North Kansas City Public Library or stay fit at the North Kansas City YMCA.

In Kansas City, a living wage is the minimum income needed for employees to meet their basic needs, including food, housing and clothing. It’s similar to a minimum wage. The hourly rate in 2020 is $12.50, and is projected to jump to $15 in 2022. The average salary in Kansas City is $63,000 a year. The most common occupations here include software engineer, project manager, and operations manager, paying between $39K and $110K per year.

While there are up and coming areas, college neighborhoods, trendy parts and family friendly spots, there are indeed sketchy neighborhoods that most people agree are the worst in KC. Ten of the worst neighborhoods in Kansas City include:

For 2020, the worst neighborhood to live in in Kansas City, according to the most recent census data, is North Blue Ridge.

The richest part of Kansas City for 2020 is Sunset Hill West, home to lawyers, doctors, and business executives. Here, houses go for nearly more than 4.88x the national median and household incomes are 4.55x the national median. The median income here is $250,000.

The most affordable places to live in KC in 2020 include Norble and Gregory Ridge. Here’s the full top 10 list:

Again, this is a highly subjective question that will depend on many factors. If you’re looking at the cost of living, KC has a cost of living rating of 86.2, which is lower than the national average. The median home value here is $162,487, which has risen 4.3% over the last year. The median list price per square foot is $137, lower than the KC Metro area average of $147. The median price of homes is $199,000, with median rental rates of $1,025 per month. If you take these figures and apply them to your unique situation, you will get a better idea of whether you should move here as opposed to another city.

This can be all over the map, with some people moving out of the state entirely and moving to California, Texas, or the Northeast. Many retirees head to Florida. But most people who leave Kansas City proper head to the suburbs around it, such as Olathe, Overland Park, Leawood, Gardner, Belton, Grandview, Raymore, Lenexa or Shawnee.
